We are doing just that....
We have 137 acres..... right now we have an MX track that is about 1.5-miles.
An XC track that is about 4-miles...
And there is a huge mud pit that will eventually be....well...a huge mud pit...
We have been building now for almost a year on and off. We have a lot of water crossing we are currently putting pipes in for so the MX track will stay dry.
We are hoping to have it done and open for business maybe next summer... We too are in CNY between Ithaca and Syracuse.

Well, Sharon Springs is too far for me to drive for a day of dirt biking, however, I may consider it for a weekend trip. It looks like you could draw riders from most of central and eastern NY (Syracuse, Albany, Binghamton, etc)
Not sure how it is in California, but in NY, there is very little public land open to ATV's, Dirt Bikes, and 4X4's. People drive as long as 5 or 6 hours to ride at ATV parks in Pennsylvania. As far as I'm concerned, the future of our recreation is in ATV parks on private land.
As far as being overcharged... You need to calculate the rates you will charge based on the cost of the land, maintenance, equipment needed to build and maintain the various tracks and trails, insurance, expected number of customers, etc. If you end up with a price of $80 for a day pass, forget it.
Many parks start because people already own the land or plan to live there regardless so the mortgage falls out of the calculation. That could make a huge difference.
What are people willing to pay? Take a look at what other ATV parks charge. Paragon charges $25/day, Majestic Trails charges $15/day. If you're somewhere between there and have a track, mud pit, and 5 to 10 miles of trails, you'll probably at a good starting point.
Go for it, but be smart about it.

Well it would definetly be a busy park since there isnt many in NY. the problems are that land is expencive, neighbors might coplain, really hard to get insurance and really expencive to maintain. i live in NJ and would be happy to help you but where it Sharon Spring NY? is it close to NJ?

not sure where that location is but HE!! YA!!!!!! If you can open up a park, do it. "if you build it, they will come". Only thing is people don't wan't to be over charged, and have to travel too far. I'm pretty sure people will help chip in and cut some trails too.

As for a resonable price, I would say start at $15-$20 a day. Give some discounts for consecutive day passes. Depending on how well buisness takes off, I would say raise it $10 when you expand and add riding land and spots.

Can't tell you how things are done in NY but here in South Carolina government riding areas are only open certain times of the year. Along with that you had better call before you haul because they close the parks with the hint of rain in the forcast. All of the privately owned parks stay open year round and it does not matter what the weather does so they are busy year round. I say go for it!
Good luck,
Mud
